Big Bend Boulevard and Lockwood Avenue carry most of the traffic. Elm, Gore, Rock Hill Road, Edgar, Kirkham, and Laclede Station Road fill in around them. I-44 runs to the south and makes highway staging easy.

Then the tracks cut through the middle of it. Old Webster grew up right at North Gore and the rail line. Those streets still bend to fit the rails, not the compass.

Old Webster and Central Webster

The Central Webster Historic District sits on the National Register. Homes on either side of Elm, out toward Gore and Plant, went up between the 1860s and the 1920s.

Narrow streets. On-street parking. Some blocks have no driveway at all. That changes the truck size and the walk, and both belong in your estimate.

Webster Park

This is the big-house side of town. Queen Annes with turrets. Shingle-style homes from the 1890s. Three full floors and a back staircase built for staff, not for a sofa.

A few houses here started life as 1904 World’s Fair buildings and got moved in afterward. Only in Webster Groves.

Old Orchard

Bungalows and cottages, many of them put up by the Joy family starting in the 1890s. Tight lots, service alleys, and a commercial edge along Big Bend.

The alley is usually the answer here. Sometimes it is a dead end. We check first.

Tuxedo Park and Selma

The Frisco side. Streets sit at a different angle from the rest of town, which is exactly why drivers get turned around.

Tuxedo Park still has its 1890 stone depot, the only one of its kind ever built along the Pacific Railway.

Three Floors and No Elevator

Plenty of houses in this town go up three stories. Some of the furniture inside them arrived before the walls closed.

The Occupancy Inspection Can Stop Your Move

This is the part people learn too late.

Webster Groves inspects a house before anyone new moves in. The property must pass and receive a Certificate of Compliance. Only then can you apply for an occupancy permit.

A few things worth knowing:

  • The inspection runs against the Property Maintenance Code and takes roughly 60 to 90 minutes.
  • The owner is responsible for it, and usually for the repairs.
  • The property cannot be occupied until every violation is corrected. A failed inspection stops the truck.
  • An adult has to be present if there are still possessions inside.
  • Apartments work differently. They get inspected every three years, and a Certificate of Compliance is not required.

August Belongs to Webster University

The main campus sits at Big Bend and Edgar, and Eden Theological Seminary faces it across Lockwood. Nerinx Hall shares the block.

That means August looks different here than it does in most suburbs. Students arrive. Faculty relocate. Grad students shuffle between rentals. Every truck in the area gets busy at once.
